Typically garage conversions fall under permitted development subject to any potential restrictions and / or scope of work.

Compulsory Package Criteria

  • Existing Built Footprint Below 100m² (Bungalows Below 150m²)
  • Proposed Built Footprint Below 50m² (Perimeter Walls of Existing Garage)
  • Existing Property Not Listed or Within a Conservation Area
  • Residential Property Only (Planning Use Class C)
  • Self Measured Survey

What do your planning packages include? 

All our planning packages include the mandatory drawings / services listed below which fulfil most Local Authority’s requirements for “standard” applications in England. However, the Planning Authority has the discretion to request additional reports which may require the involvement of a third party.

  • Purchases of Ordnance Survey Map 
  • Location Plan at 1:1250 / 1:2500 scale
  • Existing and Proposed Block Plan at 1:200 or 1:500
  • Existing and Proposed Elevations at 1:100
  • Existing and Proposed Floor and Roof Plans at 1:100
  • Biodiversity Checklist Only
  • Supporting Statement 
  • Application Forms and Submitting Application
  • Managing and Monitoring the Application 
  • Unlimited Minor Revisions 

As part of your package, we also include unlimited revisions to ensure that you are 100% satisfied with the drawings prior to submitting the application. 

Our packages include all the documents required as part of a “standard” application but depending on your specific project and Local Authority requirements additional information may be required. This information is not included in our initial fee package and will be subject to an additional cost from a third-party provider arranged between yourself “the customer” and them directly although our team can assist you with this if required.

What are some of the potential additional costs during the planning stage? 
  • Design and Access Statement – Required for all Listed Building applications or any, development in designated areas (e.g., Conservation Areas, World Heritage Sites)
  • Heritage Statement – Required for all Listed Building applications, development in Conservation Areas, and works affecting scheduled monuments, registered parks, designated or non-designated heritage assets including their setting and archaeological sites. 
  • Flood Risk Assessment – Required for planning applications if the development is in a flood zone, you can check your site by visiting https://flood-map-for-planning.service.gov.uk/
  • Biodiversity Survey Report – Nearly all planning applications, unless exempt must submit a Biodiversity Gain Plan proving a 10% uplift in biodiversity. It is mandatory if the site and proposed work impacts protected species and habitats (rivers, woodlands). 
  • Arboriculture Report - Required if there are trees affected by the proposals.
What type of application do I need? 

Application types vary depending on your project but two common applications are Householder and Proposed Use Lawful Development Certificates:

  • Householder planning applications are used for proposals to alter or enlarge a single house, including works within the boundary/garden. This is commonly used if you are a homeowner wishing to complete work on your home. 
  • A Lawful Development Certificate for a proposed use or development in the UK is a legal document which confirms that a planned project or change of use does not require formal planning permission. It provides legal certainty that the work is permitted development and does not require full planning permission.
Do you submit planning applications?

We submit the planning application through the Planning Portal website and will liaise with the Local Authority on your behalf throughout the process, as part of the submission we will nominate you “the customer” to pay the application fee directly. Please note that the planning application fee is not included within our packages.
