Currently our team can only offer packages for projects based in England but are looking to expand our team further across the UK.

After purchasing your drawing package, you will be able to access our simplified guides and video demonstrations on how to measure you’re home as well as providing our team with any other information they require. Customers with no prior drawing or building experience have used our guides to successfully undertake and prepare a survey which our team are able to work from to produce a set of professional, accurate and detail architectural drawings.

It is possible that our team are able to work from estate agents plans or previous drawings in which case a self measured survey may not be required.

Remember, our team are always on hand to help assist during the surveying process if required, just send them a message with any questions and we will get back to you.

A draft planning and or building regulations drawing package will be sent to you within 10 working days or sooner after receiving all the necessary information required.

We understand that arranging finances for your proposals can be hard so we offer payment plans through Klarna so you are able to get your project started straight away!

When we submit the relevant application via the Planning Portal or Local Authorities website, we will nominate yourself “the customer” to pay the fee directly, this will be sent to the email you have provided us initially.

Here at i Plan Architectural Services, we understand how much of an impact surprise costs can have on a customer and their project, for this reason we remain true to our values and are completely transparent from the outset. Our team have carefully detailed all of which is included in our packages as well as what isn’t so you know exactly what to expect prior to ordering with us.

Often expensive on-site surveys provided by third parties or architects themselves are not necessary and the same level of accuracy and detail can be achieved in a much more cost effective and simplified way. By the customer conducting the survey and our team using the latest software, information available online and Ordnance Survey Maps any discrepancies can be located and rectified. Rest assured we have completed numerous projects by following these simple steps with no complications occurring as a result of the initial survey or drawings.

This is how we calculate all our package costs and refers to the perimeter (externally) of your existing or proposed structure. For example, if you are proposing an extension that is 5 metres x 4 metres externally the total built footprint of the proposed would be 20m², you can then find and purchase the relevant package, but if you are still unsure then please contact our team who can help.

We provide detailed videos and guidance on how to survey your existing property and our team are always on hand to answer any questions you may have but if you still do not want to undertake the survey than we do work with a third-party surveyor who can undertake the survey which we can then work from. However, this is subject to an additional cost and will be added to your initial package cost so please contact our team to obtain a quote prior to purchasing your package.

CDM 2015 (Construction (Design and Management) Regulations 2015) is the main set of legal rules in the UK designed to make construction projects safer. Its goal is to ensure health and safety is managed from the very start of a project, not just when workers get on site. It is the law that forces everyone involved in a building project to plan, coordinate, and communicate risks to prevent injuries and deaths. The Building Regulations etc. (Amendment) (England) Regulations 2023 are statutory regulations that came into force on October 1, 2023, under the Building Safety Act 2022. They introduce strict new duty holder roles (Client, Principal Designer, Principal Contractor, ect.), mandate competence, and enhance compliance for design and construction work in England to ensure higher building safety and accountability.

The Principal Designer (PD) are in control of the pre-construction phase, responsible for planning, managing, monitoring, and coordinating health and safety, as well as regulatory compliance, during design and planning. As “The Client” you have duties to adhere too and undertake to comply to the relevant rules and regulations as well as notifying HSE (Health and Safety Executive) if your project is notifiable, you can find out more information at

If you are unable to measure the existing built footprint please contact our team who will be able to undertake this step for you and advise you on which package you require.

All of our planning packages are based on the customer undertaking the measured survey of their property. As well as being on hand to assist when required our team have also put together detailed information and video guides which you will have access too via your dedicated account dashboard to help you undertake and complete the survey of your property.
